Your Neighbor’s Sale Is Not Your Home’s Value

When a home sells in Carmel Valley, I often hear the same question from nearby owners: What does that mean for my home?

The sale matters. But it is only one piece of the picture.

Why Two Similar Homes Can Have Very Different Values

Two homes in the same 92130 neighborhood can have very different market positions. Floor plan, lot orientation, canyon views, privacy, condition, upgrades and outdoor living space all play a role in what buyers are willing to pay.

The same principle applies in Rancho Santa Fe and Fairbanks Ranch, where usable acreage, location within the community, architecture and property condition can meaningfully change the comparison.

What a Real Pricing Analysis Looks At

A useful pricing analysis looks beyond a neighbor’s closing price. It considers:

Relevant closed sales that truly compare to your home
Current competing properties on the market
Condition and presentation
What buyers are actually getting for their money

That is why I prefer a property specific valuation and a clear positioning strategy over a quick price per square foot estimate. One sale is a data point, not a pricing strategy.
